Waresley is a private 120‑acre estate in the Cambridgeshire countryside: parkland, a spring‑fed lake, a spa in a converted barn, padel courts and a coffee roastery. It works for a strategy day for eight, a two‑night retreat for sixteen, or an exclusive‑use event with the house, flat and all eight lodges.
We're a small team and we'll build the day around you, from the room and the food to a swim‑and‑sauna session or a padel tournament at the end of it.
The spaces
Four rooms, one estate.
Prices are a guide; most days are put together from a couple of these. Tell us what you're planning and we'll quote it properly.
The Long Room.
Up to 30 seated · next to the coffee shop
A warm, wood‑lined room beside Bean Theory for presentations, workshops, team days and networking. A screen for presenting, very good coffee a few steps away, and the courtyard for breaks.
- £75 per person, including lunch, refreshments and use of the screen
- Pizza from the courtyard oven Wednesday to Saturday
- Private Christmas dinners here from late November
The Lakeside Tipi.
Up to 30 seated · 50 standing · 20 for yoga or breathwork
Our largest and most versatile space, on the shore of the swimming lake. Workshops in the morning, a swim‑and‑sauna session after lunch, a fire on the beach at the end.
- Tipi and lake hire from £1,500 per day
- Lifeguard for swimming £150 per hour (minimum two hours)
- A five‑minute walk from the car park; you can drive down to unload
The House.
Seven en‑suite bedrooms · sleeps 16 · exclusively yours
A French château‑style country house with two reception rooms, a big kitchen and a walled garden, for retreats and away days with an overnight. Add the flat for a facilitator, and the lodges for the rest of the team.
- The house, as a guide, £2,200 per night
- The flat, sleeps two: £350 per night, £450 for two nights
- Private chef available for breakfast, lunch and dinner
The Lodges.
Eight lodges · each sleeps two · privacy and a view
Design‑led lodges for team members, guest speakers or executives who'd like their own space: king‑size bed, private terrace, full bathroom and a fire pit for cooking outside.
- £350 per lodge per night, £450 for two nights
- Book all eight with the house and flat for exclusive use
Fill the afternoon
Things to do together.
Any of these can be dropped into the agenda. Most take an hour or two and book through us.
Swim & sauna.
Cold lake, hot cedar sauna for ten, and a fire on the beach. The one people talk about afterwards.
Padel.
Two courts, coaching available, rackets to hire. A tournament works well for a group of eight to sixteen.
Coffee tasting.
Bean Theory roasts on site. A cupping session with the roaster, or a cocktail‑making workshop for later in the day.
Yoga and breathwork.
Guided sessions in the lakeside tipi, morning or evening, for any level.
Paddleboarding.
On the lake, May to September, with an instructor.
Private chef.
Lunch in the Long Room, supper at the house, or a fire‑cooked feast on the beach.
How many people can you host?
Up to 30 seated in the Long Room or the tipi, 50 standing in the tipi. Overnight, the house sleeps 16, the flat 2 and the lodges 16, so 34 in total with exclusive use.
Can we have the whole estate?
The accommodation, yes: house, flat and all eight lodges together. The lake, spa and courts are shared with other guests unless we agree private hire, which we can do for the tipi and lake.
Do you do catering?
Yes. Lunch and refreshments are included in the Long Room rate; a private chef can cook at the house; pizza from the courtyard oven runs Wednesday to Saturday. Tell us about dietary needs when you book.
Is there Wi‑Fi and AV?
High‑speed Wi‑Fi across the estate and a screen in the Long Room for presenting. Bring your own laptop and adaptor.
How far is it from Cambridge and London?
About 20 minutes by car from Cambridge, and around an hour from London. St Neots station (direct to King's Cross in about 45 minutes) is a 15‑minute taxi. Free parking on site.
