Milestone birthdays, family reunions, wedding weekends, brand retreats. The house is yours alone for the length of your stay, with a kitchen built for feeding everyone at once, a dining table that seats all sixteen, and bedrooms spread over two floors so nobody is on top of anyone else.
Twenty minutes from Cambridge and an hour from King's Cross, at the heart of a 120‑acre Cambridgeshire estate. Nothing is bundled and nothing is compulsory: the spa, the lake, the sauna and the padel courts are there when you want them.

Inside the house
Three floors, seven en‑suite bedrooms.
Every bedroom has its own bathroom. Six sleep two, one sleeps four. The full floor plans are a three‑page PDF, if you want to work out who goes where.
Ground floor
Where everyone ends up.
- Reception hallSweeping curved staircase, original tiles and a fireplace. Where the drinks tray ends up on arrival.
- Drawing roomThe grand room: three aspects onto the garden, deep sofas and a working fire. Seats twelve or more after dinner.
- Dining roomOne long table for all sixteen, south‑facing bay windows and the original oak panelling.
- KitchenAn octagonal kitchen with a breakfast table at its centre, built to feed everyone at once.
- ConservatoryPanoramic glass with scalloped bays. Morning light, garden views, coffee and a book.
First floor
The master suite and two garden bedrooms.

Eating together
One long table.
Cook in the octagonal kitchen, or don't. Our private chef comes to the house for breakfast, lunch or dinner, anything from a three‑course tasting menu to a long Sunday roast, and Bean Theory at the top of the drive does the coffee and pastries in the morning.

The estate
Step outside your door.
The private spa, the swimming lake and lakeside sauna, two padel courts, the gym and the tipi are all a short walk from the house. Everything books separately, and house guests get 15% off the spa, padel, gym and wild swimming.

A weekend in the house
How it tends to go.
Two nights as standard. Guide price £1,800 to £3,400 a night for the whole house, depending on the date; live rates for your dates are in the calendar above.

Park at the house, drop the bags in the hall, pick bedrooms, open a bottle in the drawing room.

Supper.
The chef in the kitchen, or pizza from the courtyard oven, then the fire and the long table.

Lake, spa, courts.
A cold swim and the sauna before breakfast; the private spa or a padel match in the afternoon; a long table in the garden that evening.

Leave slowly.
Coffee from Bean Theory, a last walk round the lake, check out by eleven.

Where is the house?
At Waresley Park Estate, Gamlingay Road, Waresley, Cambridgeshire SG19 3DD: about 20 minutes from Cambridge by car, 15 minutes from St Neots and Sandy stations, and an hour from London. Trains from King's Cross take about 45 minutes.
How many people does the house sleep?
Up to sixteen, in seven en‑suite bedrooms: six doubles and one room with two king‑size beds. Travel cots and high chairs are available on request.
What's the minimum stay?
Two nights as standard. We can sometimes do single nights midweek out of season; ask us.
How much does it cost?
Prices vary by date and season. As a guide, the house ranges from £1,800 to £3,400 a night. Use the calendar above to see live rates for your dates.
What time is check‑in and check‑out?
Check in from 4pm, check out by 11am. Earlier or later is sometimes possible by arrangement.
What about food and drink?
Our private chef can come to the house for breakfast, lunch or dinner, from a three‑course tasting menu to a relaxed Sunday roast. Book at least seven days ahead so we can plan the menu and source the produce. The courtyard pizza oven runs Wednesday to Saturday and Bean Theory opens at 8.30am.
Can friends or family visit during our stay?
The house is yours alone, which is what makes it feel the way it does. We ask that only your booked guests are on the property; if you'd like to bring more people into the celebration, tell us when you book and we'll do our best within the sixteen‑guest maximum.
Can we set up a long table or a marquee in the garden?
Yes. The walled garden is made for outdoor dining. We can help arrange a long table, a small marquee, lighting or a fire pit; get in touch early and we'll talk through what's possible.
Is the spa included?
The spa, padel, gym and wild swimming are pay‑per‑use and book separately. House guests get 15% off.
Are dogs welcome?
Two well‑behaved dogs are welcome; let us know in advance.
Are children welcome?
Yes. Travel cots and high chairs are available on request.
Can we hold a wedding or a company retreat here?
Yes. The house works for wedding weekends, milestone birthdays and away days, and can be combined with the flat and the eight lodges for larger groups. See retreats and exclusive hire, or email us.
