Booking Terms & Conditions

We understand plans can change, so we aim to be as flexible as possible while still protecting our small business. Please take a moment to read the booking terms below, which vary slightly depending on the property you’ve booked.

Lodges & Flat

Payment:
Full payment is required at the time of booking.

Cancellations:
More than 14 days before your stay: 50% refund.
Within 14 days of your stay: No refund (full payment is retained)
Date Changes: We’re happy to move your booking to new dates (subject to availability) at any time, free of charge.

House

Bookings for The House must be made at least 14 days in advance of the arrival date. For shorter-notice enquiries, please contact us directly.

The House has a minimum stay of 2 nights.

Maximum occupancy of The House is 16 guests across 7 ensuite bedrooms. Additional guests, including day visitors, must be agreed in writing in advance.

Payment:
50% deposit required at the time of booking.
Remaining 50% due 14 days before your arrival.

Cancellations:
30 days or more before your stay: Full refund of any amount paid.
14–29 days before your stay: 50% refund.
Less than 14 days before your stay: No refund; full payment will be required.
Date Changes: We’re happy to move your booking to new dates (subject to availability) at any time, free of charge.

All bookings of The House are reviewed by our team within 24 hours of receipt. We reserve the right to decline a booking at our discretion within this period. In the event of decline, the full deposit will be refunded within 5 working days.

Damage Deposit

A refundable damage deposit of £750 will be placed as a temporary hold on the payment card 24 hours before arrival. The hold is automatically released after check-out, subject to a satisfactory inspection of the property. In the event of damage or breakage, the hold will be converted to a charge equal to the cost of repair or replacement, up to the value of the deposit. Damage exceeding £750 will be invoiced separately.
